OrthoCarolina gets buyer for 10 outpatient buildings: 6 insights

An unnamed buyer scooped up 10 North Carolina medical office buildings fully leased by OrthoCarolina, according to JLL, the professional services firm that closed the sale.

Six insights:

1. The 218,213-square-foot portfolio of outpatient orthopedic buildings includes three with ASCs. The ASCs each have two operating rooms.

2. Six of the properties are in Charlotte, two are in Winston-Salem, one is in Laurinburg, and one is in Shelby. Each is within 2.2 miles of the nearest hospital.

3. Charlotte-based OrthoCarolina — the nation’s third-largest orthopedic provider by physician count — has a weighted 13 years remaining on its lease term.

4. The portfolio yielded “tremendous interest,” which is “a testament to the caliber of OrthoCarolina,” JLL Managing Director Ben Appel said in a press release.

5. Marketing of the assets was helped by an attractive lease and the desirable physician joint venture, said JLL Managing Director Evan Kovac.

6. Financial details weren’t disclosed.
