Orthopedics dominate single-specialty leases since 2022: CBRE

The number of single-specialty leases signed has grown 55% since 2022, and orthopedics is driving the trend, according to a report from real estate company CBRE.

Three things to know:

1. Of all single-specialty leases signed between 2022 and 2025, 22% of them were for orthopedic facilities, the March 26 report said. Facilities for “other” specialties (20%) and oncology (11%) followed.

2. Of all specialties, surgery centers saw the greatest rent escalations over three years with an average increase of about $35. Single-specialty outpatient facilities had an average rent increase of $30.

3. Surgery centers saw the largest increase in number of leases from 2022 to 2025. The number of ASC leases grew 145%. Single-specialty outpatient facility leases grew by nearlt 60% in the same time period.
